Gary W. Gates, Jr. brings over 40 years of hands-on experience in distressed multifamily real estate. He purchased his first apartment complex in 1986 and continues to own and operate it today. Since then, he has built a portfolio exceeding $1 Billion in assets and has deployed more than $100 million in capital expenditures across his holdings. He is one of the largest and most respected owner-operators of Class B & C multifamily assets in Houston, Texas.
Renowned for his operational expertise, Gary has built a fully vertically integrated platform that drives efficiency across property management, maintenance, asset management, and construction. He possesses a rare ability to quickly identify challenges and execute decisive, effective solutions.
In 2019, Gary applied his operational ingenuity to develop a 76-unit apartment community in Gunnison County, Colorado. He successfully built the project at a significantly lower cost than any other developer who bid on the project, with more than 80% of the units income-restricted and several detached homes dedicated to supporting local teachers and first responders.
Gary is uniquely positioned to lead Gatesco Steward Partners, the Houston-based operating platform for distressed, transitional, and lender-controlled Class B & C multifamily assets. As the dedicated client-facing arm of Gatesco, Inc., Gatesco Steward Partners stabilizes, repositions, and maximizes value through fully in-house property management, maintenance, asset management, and construction renovation services.
Together with his wife Melissa, Gary has raised 13 children. He has also completed more than 65 Ironman triathlons and is currently serving his third term as State Representative for Texas House District 28.
